The Services We Offer

Sales (Freehold & Leasehold Properties)
Our team guides you through the sale of your home, handling legal paperwork, responding to buyer enquiries, and managing communication with third parties such as management companies or mortgage lenders. We prepare the legal contract pack, assist in gathering necessary documentation, and handle the exchange of contracts once both parties are ready. On completion day, we ensure funds are distributed appropriately and any outstanding mortgage is repaid. Our team can assist both with Freehold and Leasehold sales.

Purchases (Freehold & Leasehold Properties)
We handle the legal aspects of your home purchase, from reviewing contract documents and conducting searches to raising enquiries and advising you through the process. We also assist with funding verification and liaise with your lender. Once contracts are exchanged and completion funds are received, we transfer payment, finalize the purchase, and ensure the property is registered in your name with HM Land Registry, including submitting your Stamp Duty Land Tax return.

Company Property transactions
Our expert team can act for you as individuals or for companies who are buying or selling residential properties in the company name. This will involve the same steps as a normal transaction, but we will also undertake additional checks on the company and register any charges with Companies House as required.

Remortgaging Your Home
Our expert team can assist you with remortgaging your property. Once we are in receipt of your instructions and payment on account we will receive a copy of a mortgage offer from your chosen lender. We will then advise you upon the mortgage conditions and arrange for any settlement figures for existing mortgages or charges. Once you are satisfied, and your lender’s conditions are met, we will request your mortgage advance and then arrange settlement of any existing mortgage/charges (if applicable). Following completion we will arrange for the new mortgage charge to be registered at HM Land Registry.

Help to Buy Redemptions
If you have taken advantage of the Government Help to Buy scheme previously and are looking to either repay this or remortgage, then our team can assist. We will liaise with the Homes and Communities Agency (or other authority) to discharge any outstanding debt.

Transfers Of Equity
Whether you intend to gift a property, add a partner to your title deeds, or equity needs to be transferred as part of a separation, our expert team can advise you. Transfers of equity can be complex, and our team are here to help.

Shared Ownership
Our team can assist you with the purchase and sale of Shared Ownership Properties, including any staircasing. It is important that you liaise with the Landlord/Housing Association in the first instance but contact our expert team to learn more.

The team can assist with any new build purchase and are familiar with the reservation periods and exchange deadlines.
